梳理可供地铁开发的空间资源,归纳车站与物业结合的方式,研究各类典型案例,指出地铁车站结合物业开发设计主要包含两个维度:一是以地铁车站为核心,充分挖掘空间资源进行站内外物业开发;二是有效建立地铁车站与物业开发的空间联系。总结各类型地铁车站结合物业开发设计的主要特点。阐明地铁车站结合物业开发的价值体现、设计原则、布局规律。分析建设时序对结合方案的影响,提炼人性化设计、防火设计、防洪设计中的要点。提出引入前策划后评估机制、建立成体系的技术标准和规范的建议。

Sorting out the space resources available for metro development, summarizing the ways of combining stations with properties, studying various typical cases, and pointing out that the design of metro stations combined with property development mainly includes two dimensions: one is to take the Metro station as the core, fully tap the space resources for property development inside and outside the station; the other is to effectively establish the spatial connection between the Metro station and the property development. Summarize the main characteristics of various types of metro stations combined with property development design. It expounds the value embodiment, design principles and layout rules of metro stations combined with property development. Analyze the impact of the construction sequence on the combination scheme, and refine the key points in humanized design, fire protection design, and flood control design. Suggestions on introducing a pre-planning and post-assessment mechanism, and establishing a systematic technical standard and specification.
