北京市以居住功能为主的车辆基地上盖开发项目，根据装配式建筑的实施要求，采用装配式住宅技术， 这成为北京市车辆基地上盖开发新的研究方向。以北京市轨道车辆基地上盖开发项目为依托，对装配式住宅与上 盖开发的契合度进行论述，从规划层面、建筑单体、结构荷载、地铁运营 4 个维度，对车辆基地上盖开发装配式 住宅的影响因素进行分析探讨；结合北京东小营车辆段上盖开发项目，分析上盖开发装配式住宅的可实施性，提 出该类型项目的预留工程设计要点，为后续北京市上盖开发装配式住宅项目提供参考。
A new research direction for the development of superstructures for Beijing’s vehicle bases is emerging. Prefabricated residential housing technology is adopted in line with the current requirements of prefabricated houses for the superstructures of vehicle bases of urban rail transit systems in Beijing. In this study, we investigated the integration of prefabricated housing and the development of vehicle base superstructures, taking the property development project of a rail vehicle base in Beijing as a case. We examined the factors influencing the development of prefabricated houses over the base from the perspectives of planning, building units, structural loads, and subway operations. We analyzed the feasibility of building prefabricated houses over the vehicle base according to the results from the real estate development project for Dongxiaoying depot in Beijing. We proposed some engineering designs to provide references and suggestions for the subsequent development of prefabricated residential projects over the vehicle bases in Beijing.
