车辆基地作为城市轨道交通的关键节点,具有上盖物业开发的价值。充分利用车辆基地的屋面平台及周边空间,进行上盖物业开发,使之成为地铁与城市良性发展的必由之路。将车辆基地的“上盖物业”与“下盖厂房”对各自使用功能、空间配置、交通流线等方面的需求互为输入条件,提炼耦合要素,进行基于土地资源集约利用的车辆基地上盖建筑设计研究。针对目前国内外城市轨道车辆基地的现状,对传统建筑与工艺设计体系进行梳理、创新,同时对上盖建筑特性做科学细致地分析,以得到最优的建筑各项维度数据以提升车辆基地上盖土地资源利用进而达到经济和社会效益共赢。

As the key node of urban rail transit, vehicle base has the value of overlying property development. Make full use of the roof platform and surrounding space of the vehicle base to develop the overlying property, so as to make it the only way for the sound development of the subway and the city. Based on the mutual input conditions of the "upper building property" and "lower building" of the vehicle base for their respective use functions, space allocation and traffic flow lines, the coupling elements are refined, and the design of the upper building of the vehicle base based on the intensive utilization of land resources is studied. In view of the current situation of urban rail vehicle bases at home and abroad, this paper combs and innovates the traditional architecture and process design system, and makes a scientific and detailed analysis on the characteristics of upper buildings, so as to obtain the optimal dimensional data of buildings, so as to improve the utilization of land resources on the upper cover of vehicle bases, so as to achieve win-win economic and social benefits.
